Negotiating, Strategies, etc.

Eloise is a member of Cornerstone Missionary Baptist Church, where she sings, work with youth and help work in the community.

"I am 110% happy with Eloise's performance as my realtor. Eloise has all the skills and talents required to be among the best of Bay Area realtors. First of all, she is a great listener, so she was able to help me focus on properties that would work for me. She is a wealth of knowledge about both the physical aspects of homes and real estate transactions. Her judgment on both is excellent, so she was able to recognize red flags and explain to me her concerns about each of the homes and potential transactions. I can't agree more with Paul P. who wrote that Eloise is patient and persistent. Although I'm a full on fifty-something grown up, I never outgrew that 5-something-year-old habit of asking questions - a LOT of questions. Eloise either had the answers or found them and she never lost patience. In fact, I found working with her a joy. She has a great sense of humor, which to me is a requirement for everything. She understands and assiduously monitored the details of the real estate transaction which seemed endless to me. And, well after the transaction has closed, she has continued to be an outstanding resource, advocating for me and reviewing documents regarding my sewer lateral refund five months after I bought the home. This is the most important part! I am convinced that I would not have my unique home, were it not for Eloise. Throughout the longer-than-usual sales period she consistently nurtured a relationship with the seller's agent. When it came offer time, she negotiated with him skillfully, so that I was able to buy a property on which there were other competitive offers. "Eloise made it work for me and I'm happy to the be the proud owner of a modest fixer upper in West Oakland - my new home for BBQing and work/live space. Looking for property is difficult in the Bay area, especially one near the last Oakland BART stop from downtown SF. It took a very dedicated and strategic approach to finding the ideal match. We started the process in Nov of last year and worked as a team. Some hurdles we faced were low inventory, unresponsive sellers, and those wanting CASH only. Not a good vibe to start the process. I was also determined to come in under $500,000 for a single family and in West Oakland (though I did look at other Bay area regions, housing types, and pricing considerations to justify my logic). We looked at each property from top to bottom, gauged if we should make an offer and followed through where necessary, even where we didn't make the cut. Our first offer was accepted, but hit some lending hurdles due to property construction type. It took over 7 other offers before we found a winner in West Oakland in April. Eloise's persistence with the selling agent, immediate turn around time for document request to the lender, and other vital skills helped seal the deal. Thanks Eloise"
